Why this site exists

Most VA loan calculators online exist to capture your contact information. You enter your income, get a partial answer, and then get called by lenders. We wanted the opposite: tools that give you the whole number immediately, with the math explained, and nothing asked of you in return.

How we handle accuracy

  • VA-controlled values — funding fee rates, exemption categories, guideline thresholds — come from official sources such as VA.gov, and are kept in one configuration file so every calculator stays consistent. Last verified August 31, 2026.
  • Calculations use standard, deterministic mortgage formulas — the same amortization math a lender uses. Nothing is generated or guessed.
  • Where a real qualification factor is outside a calculator's scope, such as residual income, we say so on the page instead of implying an approval.

What we don't do

  • No accounts, no logins, no saved profiles.
  • No lead generation, and no selling or sharing of what you type. Your inputs stay in your browser.
  • No lender referrals, rate quotes, or loan offers.
  • No claim to speak for the Department of Veterans Affairs.
