Can You Have Two VA Loans at Once?
Yes. Many service members keep their first VA-financed home as a rental after a PCS move and buy again with a second VA loan. Whether you need a down payment depends on your remaining entitlement.
The short answer
VA doesn't limit how many VA loans you can have at once. The real limit is your entitlement. Your first loan uses part of it. Whatever's left, called remaining or bonus entitlement, can back a second loan.
The rules for a second VA loan
- The new home has to be your primary residence. Lenders generally expect you to move in within 60 days.
- Your first home doesn't need to be sold. It can stay a rental while its loan still uses part of your entitlement.
- You still have to qualify on income and credit for both mortgage payments. Lenders may count expected rent from the first home, usually at 75%, with a lease and landlord history.
- You'll pay the subsequent-use funding fee unless you're exempt.
How the entitlement math works
When you still have a VA loan open, county loan limits apply to your next loan. For most of the U.S. in 2026, that limit is $832,750. VA's maximum guaranty is 25% of that limit. You subtract the entitlement your first loan uses, which is 25% of its original amount.
Divide what's left by 25% to find the biggest loan you can get with zero down. If you borrow more than that, lenders usually ask for a down payment of 25% of the difference.

Common scenarios
PCS move, keep the old home
This is the most common case. The old home becomes a rental, and you buy at the new duty station with your remaining entitlement.
First VA loan paid off, home still owned
