How Much House Can I Afford with a VA Loan?

VA loans let you buy with $0 down, but the real limit is what your income, debts, and monthly budget can carry. Here's how to estimate it.

The quick answer

A good starting point: your total monthly debts — including the new mortgage payment — should stay under 41% of your gross monthly income. VA also checks that you have enough residual income left over for living expenses after all bills.

Because VA loans don't require mortgage insurance, your buying power is usually higher than with a conventional loan at the same down payment.

Debt-to-income ratio

DTI compares your monthly debt payments to your gross monthly income. VA's common benchmark is 41%. Above that, a lender must justify the loan — but it can still be approved if residual income is strong.

  • New mortgage payment (principal, interest, taxes, insurance, HOA)
  • Car payments
  • Student loans
  • Credit card minimum payments
  • Other installment loans
  • Child support or alimony

Residual income: VA's extra check

Residual income is what remains after your mortgage, debts, and estimated living costs. VA publishes minimums by region and family size. A borrower with a high DTI can still qualify if residual income is well above the guideline.

The 28% monthly payment rule of thumb

Many lenders and financial planners suggest keeping your total housing payment under 28% to 32% of gross monthly income. On a VA loan, that payment includes:

  • Principal and interest
  • Property taxes
  • Homeowners insurance
  • HOA dues (if any)
  • No mortgage insurance
