VA Funding Fee Refund
If you paid the VA funding fee and were later awarded VA disability compensation, VA can refund the fee — if the award is retroactive to your closing date.
The short version
- You can be refunded when VA awards you disability compensation with an effective date retroactive to on or before your loan closing date.
- A rating that arrives after closing does not earn a refund — the rule is the effective date, not the date VA decides your claim.
- Refund requests go through VA's Regional Loan Center, and VA pays the refund to you directly — not to your lender or servicer.
Who qualifies for a funding fee refund
VA refunds the funding fee to borrowers who are later awarded VA compensation for a service-connected disability where the effective date of that compensation is retroactive to a date on or before the loan closing date. In practice: you closed the loan as a non-exempt borrower, then VA granted a service-connected rating that applies back to a date before you signed.
The same rule covers veterans who are eligible for VA compensation but were receiving retirement pay or active-duty pay instead at closing — if the compensable rating's effective date reaches back to before closing, the fee is refundable.
Exemptions work differently: borrowers who are already receiving VA compensation (or a surviving spouse receiving DIC) never pay the fee at all. The refund rule is for the case where the rating lands after you've already paid.
Who does not qualify
- A proposed or memorandum rating issued after closing. VA is explicit: if you get a proposed or memorandum rating after your loan closing date, you still pay the funding fee and cannot claim a refund based on that rating.
- Active-duty service members who close before discharge without a pre-discharge rating. If no proposed or memorandum rating was obtained before closing, the exemption never applied and no refund is due.
- A rating effective after the closing date, even if decided quickly. The award must be retroactive to on or before closing — a later effective date doesn't unlock the refund.
If you think any of these might apply to you, confirm your status before you close — VA's exemption list is what your lender checks against your Certificate of Eligibility.
How to request the refund
VA handles refund requests directly. Contact the VA Regional Loan Center that serves your area and provide your loan details and the documentation of your disability award. VA.gov's funding fee page lists the current contact path and what to send.
- Your loan closing date and the VA funding fee you paid (your closing disclosure shows it).
- The VA award letter or rating decision showing your effective date of compensation.
- Your Certificate of Eligibility, if you have it handy.
Two things protect you: the refund is paid directly to you through VA's payment system — a lender or servicer must route it to the veteran, not keep it — and VA issues refunds both when you ask and when VA itself determines one is due.
Don't pay an outside service to "file" this for you. The request goes through VA directly, at no cost.
How much the refund could be
The refund equals the funding fee you actually paid on the loan. On a $300,000 purchase loan with no down payment and a first use, the fee at 2.15% is:
Example: fee paid on a $300,000 loan
- Loan amount
- $300,000
- Funding fee rate (first use, zero down)
- 2.15%
- Funding fee — refundable if your award is retroactive
- $6,450
Illustration only. Your own fee depends on loan type, down payment, and first vs subsequent use — run your exact numbers in the calculator below.
A financed fee (rolled into the loan) is refunded as cash; VA pays the refund amount to you rather than reducing the loan balance.
If your loan is in default
VA advises that if the loan secured by the refunded fee is in default, you can choose to apply the refund toward bringing the loan current instead of taking it as a direct payment. VA will inform you of that option when processing the refund.
