FHFA
2026 conforming loan limit rises to $832,750
The short version
FHFA set the 2026 baseline conforming loan limit for one-unit homes at $832,750, a 3.26% increase over 2025. High-cost counties get higher values.
What changed
- Baseline one-unit limit rises from $806,500 to $832,750.
- High-cost county limits go up proportionally, to a ceiling of $1,249,125.
- Nothing changes for a veteran with full entitlement — there is still no loan cap.
Why it matters
Most veterans with full entitlement have no VA loan limit at all. This figure only matters if your entitlement is partial — for example you already have a VA loan open — because lenders use it to set how much VA will guarantee.
Example calculation
- 2026 county loan limit
- $832,750
- 25% guaranty
- $208,187
- Entitlement already used
- $100,000
- Remaining entitlement
- $108,187
